Our Network

Much of our success is directly related to the professional associations and relationships we’ve cultivated throughout our years of experience working in the San Francisco Bay Area. Other real estate professionals want to work with us because they know we tend to represent the best properties and most committed buyers—and because they know that we know what we’re doing. As a result, our clients get VIP treatment.

Christie's International Affiliates. After 20 years of combined experience working with Sotheby’s International Realty, we decided to become affiliates of Christie’s International Real Estate through Pacific Union International. Known as the Tiffany’s of the real estate world, Christie’s is associated with luxury, quality, and exquisite service worldwide. It’s also a brand that appeals to a broader audience of all ages. This appeal is reflected in Christie’s technically sophisticated Web resources, for example, which we’ve found to be a huge differentiator in marketing homes internationally.

As affiliates of Christie’s International, Payton+Binnings is part of a carefully selected, invitation-only network of 2,500 real estate offices located in 40 countries.

Representing high-end properties requires casting as large a net as possible for potential buyers. Our clients benefit from the local connections and expertise of Christie’s worldwide network of real estate professionals, as well as exposure through Christie’s website, real estate magazine, and lifestyle advertising. Our clients also benefit from our former relationship with Sotheby’s, which has a network of 1,200 offices internationally and with whom we maintain excellent ties.

Payton+Binnings' brokerage is Pacific Union International, which has an exclusive Northern California relationship with the property division of the legendary Christie’s auction house. With 19 offices and 450 agents in the greater San Francisco Bay Area, Pacific Union has the highest average sales volume per agent of any brokerage in the area. Pacific Union agents are highly collaborative across offices and geographical areas, which benefits all buyers and sellers.

Top Agent Network Members. Payton+Binnings is a proud member of Top Agent Network (TAN), an invitation-only network of real estate agents ranked in the top 10% of their market. Our team was elected for membership in both the San Francisco and Marin Top Agent Network chapters—a rare honor.

But the distinction is more than just validation—it’s a tremendous insider benefit for our clients. Top Agent Network is a private online resource where top agents can share “pocket listings”—listings of homes that are not yet for sale and not yet listed on MLS.

In historically competitive markets like San Francisco and Marin, access to pocket listings can be an incredible advantage.

It makes sense for top agents to share information about upcoming properties because, statistically, agents ranked in the top 10% of a market do 75% of the business. Top agents help each other provide the very best client services possible—and in the process, make more sales. Benefits to our clients are huge. We can market our listings before the “days on the market” ticker begins, often creating buzz and generating offers before a home is even listed. For our buyers, we find out about listings before the general public, as well as before 90% of the agent community.
