That’s because Arrian built and operated a successful real estate appraisal business for five years before becoming a licensed Real Estate Agent. But it was his passion for people and creative problem-solving that led him to switch careers, moving from the appraisal side to the transaction side of real estate.
“As a real estate appraiser, I worked primarily with banks,” says Arrian. “But I’ve found it much more satisfying to use my pricing skills to help real, breathing human beings make intelligent real estate decisions.”
Arrian prides himself on being what he calls a market scholar—someone who continually studies the macro trends and micro markets unique to San Francisco and Marin so that he can offer his clients meaningful, useful insights. But he also realizes that assessing price—and real estate in general—is as much art as science. While he’s known to create detailed spreadsheets for his clients, he’s just as likely to rely on instincts and experience when it comes to advising clients on a given deal’s strategic opportunities and potential pitfalls.
Arrian handles marketing for Payton + Binnings, as well as listing marketing for seller clients, in collaboration with Lorelei Rallojay and Nick Lazarou. For sellers, Arrian creates media campaigns that sell—professionally developed brochures, property websites, floorplans, property videos, descriptive narratives that convey key messaging, and more—to maximize a home’s exposure and resonate with the right audiences. He also works directly with a PR Firm to ensure Payton + Binnings' seller clients get worldwide exposure for their listings.
For buyers, Arrian uses his deep connections in the industry to stay informed of "coming soon" and off-market inventory, extensive pricing expertise, analytical know-how, and superb negotiation skills to deliver the best possible results in any situation.
Outside of the office, Arrian is a dedicated father of two boys and spends his free time running (road and trail), mountain biking, recording DJ sets, and creating photography. He and his wife, Sejal Binnings, are also avid travelers. One of Arrian's passions is learning about technology, trends, and what the world may look like in the future.
