PROPERTY DETAILS

Welcome to 1985 15th Street, a charming and peaceful oasis, located in the heart of Mission Dolores.

This phenomenal home was designed by Mork-Ulnes Architects, a world-renowned firm with offices in San Francisco and Norway. The home was recently on the AIA Tour and has been featured in numerous publications including Dwell.

This quintessential San Francisco Victorian has been artfully blended with a Nordic style and the result is positively breathtaking. Clean and modern, yet warm and soulful, bright open spaces and the playful use of light define this architectural work of art.

Vertical wood slats gradually reveal the home as visitors ascend the entry staircase, giving a taste of what is to come. Arrival into the grand atrium a soaring 2-story space with sunlight beaming in from the skylights leaves a remarkable first impression. Traditionally, the darkest part of a Victorian has been transformed into the light-filled heart of the home.

The Douglas fir flooring has a beautiful hue that adds to the brightness of the stunning residence. All of the woodwork in the home has been treated with traditional Scandinavian methods which creates a feeling of continuity and serenity. Bright white walls and ceilings send natural light careening around the uplifting space of the atrium that connects the common and private spaces.

Towards the front of the home are two living spaces the formal living room with an Ortal fireplace and beautiful built-in bookshelves is a perfectly cozy space for reading, while the more casual lounge or family room just off the atrium is great for family gatherings.

At the rear is the chef’s kitchen boasting Douglas Fir open shelving and cabinetry. Caesarstone countertops provide plenty of food-preparation space, and Little Diamond Field tiles by Heath provide nuanced hues of white. State of the art appliances includes a six-burner gas range by Wolf, custom premium hood, Subzero refrigerator, and Miele dishwasher. Other amenities include a pot-filler by Newport Brass, farmhouse sink by Shaw’s Original, Delta faucet, and Moooi Non-Random light pendants.

Just off the kitchen is the dining room, which can accommodate a proper 8 to 10 person dining table. A set of French Doors leads to a private deck with a built-in bench the perfect place to Barbecue, dine al-fresco, or enjoy the fresh air and ample sunlight. The deck overlooks a shared garden, which features gorgeous landscaping, a brick patio, and enjoys southern exposure.

Two spacious bedrooms and a split bath occupy the lower level. The bath features Zellige tiles on the walls, and custom-color hexagon tiles on the floor, both by Cle. A deep soaking tub by Victoria and Albert and fixtures by Waterworks finish the space. The soothing color palette create a spa-like environment and provide respite after a long day.

A smartly designed laundry room is located just across the hall and features washer and dryer by Miele, Douglas Fir plywood shelving, and bucket sink with Waterworks fixtures. Custom-designed perforations on the door has a practical function for ventilation here as well as on the top floor, as the motif is carried on in the upper level storage doors.

The staircase to the upper floor is the artful centerpiece of the home. Subtle yet majestic, the craftsmanship of the slatted woodwork is stunning and draws the eye up and around the residence. Upstairs are two bedrooms including the master suite as well as the spacious catwalk which also functions as a screening “room”.

The light-filled master bedroom and bathroom is located at the rear for maximum privacy and features a huge picture window, walk-in closet, Noguchi pendant, hidden storage compartments, and a private roof-deck with views to the East. The roof-deck garden features a circular window overlooking the abundant greenery and parklike setting in the backyard, Mexican beach pebbles with cacti, and the exterior shiplap walls are very durable as is the Ipe decking material.

Inside the master bathroom you’ll find Fiante Italian tile, custom Caesarstone countertops, Nameek sinks, black fixtures by Jason Wu, and designer hooks by Hay and Menu.

At the top of the atrium is the catwalk which doubles as the screening room the perfect place to curl up and watch movies in full HD across a massive 12-foot surface, thanks to the Epson 3 LCD projector, which is included. Crystal clear sound emanates from the Sonance architectural series speakers, complete with subwoofer. The flush-mount speakers are linked to multiple zones throughout the house and are controllable by remote or smart-phone. The triangular glass panels on the upper floor are outlined by Led lights, making a visual impact at night.

The second bedroom on the upper level boasts dramatic vaulted ceilings with a pair of skylights and custom triangle glass cutouts. As if floating in air, this room is truly a dream. Custom bookshelves and woodwork provide natural boundaries, but also show the flexibility of the space as this room could be used as a potential library and lounge, or a large playful bedroom for one or two children.

Other amenities include radiant heat flooring with 6 Nest thermostats, 6 Nest protects, dual-paned Marvin windows with sound insulation and retractable screens, gigabit ethernet with three commercial-grade hotspots, and designer Lutron dimmers. The home boasts 6 Velux skylights that have remote controlled shades and open for ventilation. The other windows in the home have custom shades. All toilets are wall-mounted and low-flow with dual-flush controls by Geberit.

Two-car tandem parking in the garage is included with the home and offers easy in and out by remote control or keypad through the automatic door. The parking space could potentially accommodate an Electric vehicle charger, as electrical wiring has been upgraded to maximum power. Also in the garage is a dedicated storage room.

The primary lighting in the home is provided by Led strips that accent walls and glass cutouts as well as dome sconces by Flos which give off a beautiful ethereal quality at night. Designer lighting throughout the home is by Noguchi, Artemide, Mater, and Moooi.

The custom doors are outfitted with Soss hinges and vintage Norwegian door handles. Electrical, plumbing, sewer lateral, seismic retrofitting, roof, and exterior paint have all been updated or replaced. Extra soundproofing between the two units was achieved with the help of an acoustic engineer. Ceilings in the lower unit were dropped to give buffer and Genie Mat sub-flooring was installed in the home.

1985 15th Street exudes the finest craftsmanship, painstaking attention to detail, and an intelligent use of space all while setting a new bar for aesthetic design and style.

Just outside the front door, the City offers up a tremendous amount of amenities and destinations that locals rave about. A few blocks away is Dolores Park, the bustling Valencia corridor, Duboce Park, the Castro, Divisadero Corridor, and Market Street San Francisco’s main thoroughfare.
