Not all square footage is created equal—and when it comes to pricing, that matters.

Here’s what typically counts toward livable square footage, also known as GLA (Gross Living Area):

✅ Interior finished and insulated rooms
✅ Permitted spaces with heat and proper ceiling height
✅ Integrated, permitted ADUs

What does not count:

❌ Garages
❌ Unfinished basements or attics
❌ Decks and patios
❌ Bonus rooms without heat or permits

💲 Why it matters: Square footage is often used to compare value—but if you're not comparing true livable space, the math gets misleading.
